AT&T Cable Service, Sevier County Electric, and Well & Septic support properties throughout Shagbark. HOA Dues are $950/year for homes and $400/year for lots. A $300 Transfer Fee is paid by the buyer, and a special assessment for road improvements is scheduled for 2026.

Pre-Construction & Design Standards

Mandatory Plan Approval:

Submit signed construction application, detailed plans, required documents, and road use fees to the Association. No work, including clearing, can commence until Shagbark approves the request.

Construction activities are strictly limited to 7:00 AM - 7:00 PM daily.

Exterior Completion Timeline

Allowing one year to complete the exterior of all houses from approval.

Vehicle Restrictions:

No tracked vehicles are allowed on Shagbark Roads. Maximum GVW on Shagbark Roads is 60,000 lbs.

Mandatory Final Inspection

No occupancy is permitted until the Association confirms construction matches the approved plans.

Amazon, UPS, and FedEx deliveries are NOT ALLOWED in the mailbox or mailroom. For rental cabins, the package may be sent to the rental cabin manager.


Important Note

Please note that Shagbark Property Owners Association is not involved with mail. The management company can then arrange for the package to be delivered to the cabin between guest stays.
